Looking to Sell Your Property?

Even though we are Exclusive Buyer's Agents, we know what it takes to sell a property.

Your home may be the single most important financial decision you make in your life. Every step of the home selling and buying process is going to affect that decision. Take some time to review our approach to selling and buying a home and see how this approach will benefit you.

When it's time to sell your home, 2 rules exist. Sell for the highest price possible and keep the costs to sell as low as possible. The traditional approach to selling and buying is filled with conflicts of interest which can cost you money. We have developed an approach to avoid those conflicts of interest. We look at this approach as the safest way to sell and then buy your new home.

By using a safe approach to selling and buying a new home, you stay in charge of your housing future. Have one agent working for you to sell your home and an agent from a different agency working for you when buying.

As Exclusive Buyer's Agents, we can certainly take care of your home buying needs and we can put you in touch with reputable traditional listing agents that we've come to know, recommend and respect throughout the years. By using the best Listing Agent available to represent you as a seller and an "Exclusive" Buyer's Agent to purchase your new home, you avoid the conflicts of interest of using the traditional system. Don't get trapped by having that same listing agent try and represent you as a buyer's agent during your purchase, even though they are 2 different transactions. This can be dangerous and force you into an agency relationship you don't feel comfortable with. This is discussed at length in the who's who section of this site.

We know what it takes to sell your house and how much it should cost and we want to help you determine the value of your existing home. Doing so allows us to figure out the equity you'll walk away with. Before listing your home for sale, it's important to have a clear understanding of how much money you'll walk away with after selling your home and to use as a down payment on a new home.

We'll then verify that properties are available that meet your wants, needs and goals in your next home – all before beginning the home search.

A detailed plan is then developed and discussed with you to market your existing home while reviewing what is available on market.

In a perfect world, you'd go to closing on your existing property in the morning and close on your new home in the afternoon. While that very rarely happens anymore, we will discuss at length the different options you should consider before entering into a decision to sell.

Improving the "Curb Appeal" of Your Home when you Sell.

Removing the clutter from your home and staging it correctly and will go a long ways towards presenting your home in its best light.

Aroma also plays a subtle but important role in a buyer's decision. Air fresheners, candles and diffusers can do the trick. Your home will smell great and be more enticing to buyers.

Trimming hedges and trees and cleaning the windows also helps. If your home looks unkempt from the outside, buyers will be more critical about details on the inside.

Important Tip

Get your Financing Preapproved!

It's more important now than ever before to get your financing pre-approved. Since the mortgage meltdown of 2008, homebuyer's must have "all the right stuff" in order get mortgage financing.

With that in mind, your mortgage pre-approval should be the FIRST thing you do.
