By using the best Listing Agent available to represent you as a seller and an "Exclusive" Buyer's Agent to purchase your new home, you avoid the conflicts of interest of using the traditional system. Don't get trapped by having that same listing agent try and represent you as a buyer's agent during your purchase, even though they are 2 different transactions. Removing the clutter from your home and staging it correctly and will go a long ways towards presenting your home in its best light.

 

Aroma also plays a subtle but important role in a buyer's decision. Air fresheners, candles and diffusers can do the trick. Your home will smell great and be more enticing to buyers.

 

Trimming hedges and trees and cleaning the windows also helps. If your home looks unkempt from the outside, buyers will be more critical about details on the inside.
